1. Eta and Zeta agree to a NAP locked until turn 120 with a 5 turn cancelation period after that. (Earliest possible war turn 126),

3. Zeta agrees to not build any buildings that give culture outside a monument and a library OR monastery in border cities until turn 120 (Elephantine, Pi Ramesses, and Heliopolis in the picture above),
4. Before settling the wheat city, Zeta must trade Eta one Ivory and One clam, This trade will be permanent and can only be canceled with the non-aggression pact,
5. In the event Eta culture takes the Wheat Zeta may cancel the clam trade and Eta will trade back the wheat. If Zeta culture takes back the wheat the deal return to the original
6. If Eta's culture covers the plains hill wheat settle, Eta will settle that spot and the trades will not be required
7. Eta cannot build wonders in any city within 4 tiles of the wheat
